Although the lot is quite large, we are exclusively offering it for one unit only as of 2023. However, if you are interested in staying in a larger group, the capacity can be increased once by agreement. The property has a fire pit, potable water from its own well, composting toilet, outdoor shower with dishwashing counter, and electricity hookup. We also have an outdoor sauna, which is popular especially in the spring or autumn months.
The orchard and the meadow have an area of about 3500m2 and are connected to the recreationally used homestead. Please note, we are not fans of English lawns, so the grass in the meadow can be taller at times, but all within the comfort of the residents. We are more concerned with harmony with nature than a perfect cut :)
The village of Miřenice is basically in a triangle between the towns of Horažďovice, Sušice and Klatovy. Here you can also shop conveniently.
The nearest pub on all sides is about 40 minutes walk away, 15 minutes on a bike more mercifully :)

- The toilet is dry composting, separate for two people.
drinking water
- Water is available from an outdoor shower or dishwashing facilities. Attention! Water is disconnected from November to spring.
electricity
- Electricity can be connected from the connection by the shower. We recommend taking a drum with a length of 30-50 meters.
shower / washroom
- Simple garden shower with cold and hot water from the heater. The hot water is not automatic (to prevent the boiler from heating up unnecessarily for days, even when no one is on the property). It must therefore be heated in advance (approx. 15 minutes) by simply pressing the brown switch in the shower.On the other side of the shower there is also a counter with a sink for washing dishes. The water is disconnected from November to spring.

Greywater (shower, washing)
- Water can be poured on the straw pile at the entrance to the property , as long as you use environmentally friendly cleaning and washing products.
Chemical toilet
- There is no sewerage system in the village, so it is not possible to pour a chemical toilet.
The property is easy to access even in bad weather
On the meadow it can be slippery in places during periods of heavy rain. However, the meadow is never directly waterlogged outside the winter season.
Restriction of the access road
The width of the entrance is approx. 3 m, height without limitations.The angle of approach is smaller due to the relatively narrow road leading to the property, but a larger truck has driven here.

The surrounding countryside is ideal for cycling wherever you go. The terrain is very gradual towards Plánicko, towards Šumava it of course climbs a bit more :)There is a cycle path leading directly through the village.

On the Otava River or in the surrounding ponds.Possibly in Sušice or Klatovy in the winter stadiums.

You can be on the slopes of the Sumava region within 20 minutes (especially ideal for parents with children - Kašperské Hory, Modrava or Javorník), in 40 minutes you are comfortably on the longest hills (Špičák, Zadov).It is even better for cross-country skiers, when there is snow, you can start directly from the property or go to the groomed trails in the Šumava region (Srní, Modrava, Kvilda, Prášily), everything is easily accessible from us.
water sports
Swimming is best in the Otava River in Sušice (Fuferny and Páteček) or at Rabí, where there is also a flooded quarry. Amazing bathing is offered by the sandpits near Klatovy.
Indoor pools are in Sušice, Horažďovice and Klatovy, all with some attraction for children.
We also have a smaller pool near our house, which can be used by prior arrangement.

Ideal for light hiking in the surroundings and as a starting point for the Šumava region. There are beautiful hikes to Rabí and the Otava River, Svatobor or Prašivice directly from the place. Nearby is the Zbynické Ponds nature reserve with a nesting site of rare birds.The Plánický Ridge also offers a wonderful spectacle. This poor region, full of picturesque villages and scenery reminiscent of the Canadian wilderness, is truly a hidden treasure of this part of Bohemia.There are many Gothic monuments in the area, such as the already mentioned Rabí, the nearest one, or the not too distant Velhartice, or the castle Kašperk or Klenová.We will be happy to give you tips for excursions verbally on the spot or send you our small PDF guide by email.
sauna/wellness
Na okraji sadu máme vlastní saunu s kapacitou 4-5 osob. Dva si pohodlně lehnou. Výhled je nádherný, jen do krajiny a na hvězdnou oblohu, topí se dřevem. Pokud je nad nulou, tak pro zchlazení pouštíme vodu ve sprše, jinak si člověk musí vystačit s mrazem, případně konví, ale vzhledem k umístění sauny to je překonatelný handicap! :) Saunu z bezpečnostních důvodů provozujeme jen za naší přítomnosti v domě vedle pozemku, případně se můžeme domluvit po telefonu, pokud bychom byli zrovna pryč. Pro ty, co preferují větší komfort je další možností sauna v bazénu v Sušici nebo Horažďovicích, což je 12 minut jízdy autem. Cestou ze šumavské lyžovačky také skvělý zážitek!

Nearby is the Hnačov pond with the largest wake park in western Bohemia.
- Fires may only be lit if there is no general prohibition. Please save wood, build smaller fires and rather expect to bring your own wood or bring wood from the forest. It is also possible to buy some wood from our woodpile by arrangement :)- The sauna is available by prior consultation and operates on a voluntary contribution basis according to the intensity of the experience :)- Rubbish must be taken away, but our compost heap for vegetable scraps can be used and there are plastic and paper containers in the village next to the shop.

Nice quiet place, we did not use the outdoor shower due to the weather, so we took advantage of the evening sauna, walks around the area, just quiet.

A short walk from you, horses, cows. The view all around, the green itself. On the plot there is a luxury bathhouse, shower, sink for dishes with water (drinking), fireplace. We were children and we enjoyed it very much! Thank you!

Almost "pension" in ECO quality :) The facilities in the form of toilets and hot showers make this place a very nice place not only for families with children. You can park on the horizon with a beautiful view of the countryside or in the middle of the orchard in the shade of the trees and close to the fireplace with a sufficient supply of wood and rods for roasting. There is also a trampoline in the orchard and horses grazing behind the paddock, so the kids will be thrilled. The owners were very welcoming, welcoming us to the property and giving us lots of tips for excursions in the area. The place is strategically located between the towns of Klatovy, Sušice and Horažďovice, so it is perfect for exploring these towns. Nearby is also the ruins of Rabí Castle and Velhartice Castle. The gently undulating surrounding landscape is ideal for cycling trips, so we plan to return here in the future, this time with bikes.
