An ideal place for camping, which impresses with its dense pine forest, beautifully green meadow and garden. Beautiful sunsets overlooking the St. James Church and the valley.Cycling enthusiasts and passionate hikers will enjoy the micro-region.The company and romantic atmosphere is also created by the biosheep (Janička, Milada and Ludmila), so please take care to close the gate and do not touch the electric fences!We don't aim to emulate Italian campsites and if you come to us you must have a bit of a punk soul and a sense of adventure and camping. For other campers without a punk soul and for the Pragueers, we add some practical information:>> The bioswales run freely all over the property>> The sheep poop and no one cleans them up>> The open tent with food is the most interesting thing the sheep will see all year and they will definitely come to see

equipment

toilet - Luxury toilet of the kadibouda type. After use, it will certainly be your best experience. Located in the forest, overlooking the meadow and fields.

drinking water - Water on the plot is from a drilled well. The water is not faulty and is tasty, but it has a higher calcium content, so we recommend not to drink the water and take your own bottled water for drinking and cooking.

electricity - There are 2 switchboards with 230 and 400V connection on the property. Distance depending on how far you camp from the switchboards. We recommend taking an extension cable (ideally 50m).

Greywater (shower, washing) - There is a sink with running water on the property that is specifically designed for pouring grey water and chemical toilet. After pouring, it is possible to shower the cartridge on the toilet.

Access to the property may be difficult in rainy weather

>> Arrival and information for weaker drivers: In wet and snow with caravan only 4x4!!! The road is well paved with crushed asphalt. There is grass in front of the gate. If it's dewy or wet and you stop on a hill with a big caravan on the grass, you will definitely not drive, you will only make a hiroshima by frantic raking. That's why you need a driver to jump out of the car, open the gate and watch the sheep. The driver rolls down the hill onto the gravel (eventually up to the road) and smoothly starts his car to pick up speed and drive through a grassy section of about 4 meters, where 4 out of 5 drivers fail and call me to tell me what to do. >> Winter: The road is not maintained in winter, but unless 2 feet of snow falls, it is passable on winter tires. >> Parking: The parking lot is gravel, and in places the gravel is overgrown with grass. It is necessary to stop so that in case of rain or dew it is possible to drive the caravan :-). Basically the same principles apply as described above.

Restriction of the access road

Approximately 3.5 m is the narrowest point. Larger machinery could get onto the land without any problems.

We recommend visiting Budislav, Toulovec's stables, Polanka cottage and Roudná swimming pool. And of course the castle, which is about 3 minutes away by bike. For a longer ride we recommend the Košumberk Brewery (Luže) or the Litomyšl Castle.

The most poetic swimming pool you will ever visit - Roudná. Then the swimming pool Dolní Újezd. Local colour guaranteed.

Nearby is the Rescue Station and the Pasíčka eco-centre. Take your children there and enjoy a quiet morning ;-)

We recommend visiting Budislav, Toulovec's stables, Polanka cottage and Roudná swimming pool. And of course the castle, which is about 10 minutes away on foot.

1) ARRIVAL: Please close the gate, there are sheep on the property.2) FIRE AND WOOD: There is firewood available. Please do not build fires outside the designated fire pits, it is extremely dry. Please do not build fires or grill anywhere near the woods at all, and please always put out the fire before you leave or at night.3) PETS: Please make sure your pet is not bloodthirsty. Milada the sheep has been traumatized...4) SAFETY: Please be aware that the electric fence is energized - do not touch or unplug it.5) RESPECT AND COMPLIANCE: Please keep the campground orderly and respect other campers. 6) SAFETY II: The site is not lit, so please be mindful of your own safety - especially when walking at night. The mole sets traps everywhere.

Land with beautiful views of the valley and beautiful sunsets. Sheep will keep you company, perfect privacy in a secure location. Great for tents too, hot tub also with a view :) and solar shower.

Nice place with a view, cool sheep. Too bad the owner forgot to announce in advance that he was going to have a pig roast one evening with a large number of guests. Otherwise great.

Really beautiful place, peaceful, quiet. Unfortunately, I wouldn't choose it again. The sheep were guarded by a ram who perceived any visitors as a threat to his flock. The sheep were curious, so the night was full of fear. And so it was. Lying on procurane animal power and avoiding droppings where there is essentially nowhere to pitch a tent is not the mark of the ideal.

Čili slovy klasika - takto to na pozemku, kde jsou ovce doma zkrátka chodí. Je samozřejmě nutné si přečíst nabídku, kde je vše popsáno. Chápu i to, že jste nejspíš objednávala ve spěchu, protože vám chyběl i automaticky zasílaný kód od brány. Beran podle fotografií vypadá jako obávaný neřád, takže už vybíráme recept na pečínku. Mějte se hezky. RV

Beautiful land with beautiful views😌. We arrived in the evening, but waking up to the sunrise was all the more beautiful. As the owner writes, it's a proper punk😂🤟. If you want to pitch your tent in the evening and not have poo underneath it's quite fun, but there are plenty of places like this😌 but really we both have to admit, zme it's worth it návštěvu❤️ highly recommended!
